MEET & DISCUSS YOUR GOALS

First step is to contact Brandon auction, to set up an appointment.  At that appointment we can assess your needs as the seller, and give you detailed information on the complete process.  You will be provided with a market analysis to give you an idea of the current comparable values of the homes that have sold.   Your home sale will include using forms approved by the Oklahoma Real Estate Commission and Greater Tulsa Association of Realtors for the sale.  You as the seller have the right to accept or reject the highest bid.

FILL OUT PAPERWORK

After a date to auction has been decided,
-we will take photos of the property to be offered,
-we will get your signed agreement, listing & disclosures in place
-we will place your property on the Tulsa Multi-List System (commonly known as the MLS).
-your property will be held in Auction status on MLS for 30 days.

This will give real estate agents that have buyers looking for homes the opportunity to show the house, do inspections (all inspections will be done prior to the auction) and register their buyers for the sale.
-at this point, we will also start registering buyers for the sale
-Advertisement will be handled by Brandon’s Auction – reaching 6,000 people through e-mail, web site, flyers, radio, etc.

HOW LONG WILL IT TAKE?

From the time your auction date is established, the property is prepared for auction, advertisement started the property has been listed on MLS for 30 days prior to your auction date, and then 30 days to close. Total time should be under 90 days. That is the goal.

WHAT ARE MY “EXTRA” COSTS?

The updating of the abstract, which will be done prior to the auction date sale event, to insure that a marketable title can be provided to the buyer.  The seller may consider paying for the buyers’ title insurance-If a title discrepancy comes up after the sale is complete-the buyer has insurance that will help resolve the problem. Also are attached the closing fees for the seller.

AS-IS OR SOME REPAIRS?

All homes are sold AS-IS at time of auction, which means the buyer is buying the home in its present condition on the day of sale. In other words, the home will be sold ‘AS-IS, WHERE-IS’ without any expressed or implied warranties.  As the seller you may consider doing small repairs prior to the sale date, such as yard maintenance, cleaning, cosmetic repairs-things that may enhance your final sale. This can be discussed at our initial meeting.

REPAIRS OR COSMETIC HELP

You may want to do minor repairs, or cosmetic updates to enhance showing curb appeal. We can help…with a list of contractors, or bid from everything from lawn mowing, landscaping to paint & fixtures.( Still sells as-is…)
