TERMS & CONDITIONS

-All properties are sold AS-IS, WHERE-IS, with no warranties expressed or implied.
-Properties are sold to the highest bidder.-Unless the seller has a RESERVE.
-Properties WITH RESERVE—will not sell unless the sellers “reserve price is met”
-No buyer contingencies are allowed on purchases.
-5% of the purchase price is required as earnest money, with a minimum of $5,000 cashier’s check only on the day of sale. This earnest money is NON REFUNDABLE.

REGISTRATION FORM

As a buyer, we encourage you to pre-register for this auction by completing the registration form.

Proof of funds would be helpful as well as LLC docs if applicable at time of registration.
You will be provided, for your review, disclosures and copies of the offer paperwork when your registration is received via email. Or you can fill it out and bring it with you on the day of auction.  If you have a local real estate Broker/Agent representing you, please note that the Broker/Agent must be ON YOUR REGISTRATION FORM. The Broker/Agent must also register as your agent via the Buyer’s Broker/Agent Agreement, AND be present at the auction on auction day with you as well as complying with all required agent duties as specified in the Buyer’s Broker/Agent Agreement in order to collect the buyer’s side commission at the close and funding of the sale.

OKLAHOMA REAL ESTATE BROKER/AGENTS WITH A BUYER TO REGISTER

Commission is 2%.
You must be noted on the buyer’s registration-as their agent.
You must pre-register yourself as Broker/Agent for your buyer.
As well as be present the day of the auction with your buyer.
You will also be responsible for all duties of the buyer’s Broker/Agent including but not limited to; the requested inspections, providing proof of funds, buyers’ showings-ALL buyer’s representative’s responsibilities, as set forth in the Buyer’s Broker/Agent Agreement.

BUYER’S PREMIUM

Buyers will pay a BUYER’S PREMIUM of 5% or $2500 whichever is greater, of the sale price, to Tulsa Realty & Auction.

INSPECTIONS

All inspections must be completed PRIOR TO AUCTION date.

All sales are sold AS-IS, WHERE-IS, with NO contingencies for any financing or inspections.

Remember…
-do any and all inspections prior to auction date.
-Inspections will be completed with the buyer’s registered Broker/Agent, by appointment or on open house dates only.  If you do not have a Broker/Agent, Tulsa Realty & Auction will assist you.
-have your financing in place at time of sale WITHOUT any contingencies regarding condition or inspections.
-Be sure your lender knows the house you will be bidding on Sells AS-IS WHERE-IS With no repairs being made by the buyers or sellers prior to close and without any expressed or implied warranty.

5% EARNEST MONEY REQUIRED DAY OF SALE, MINIMUM $5000.00.

You will be required to provide a NON REFUNDABLE deposit the day of the sale is you are the highest bidder on this property. Earnest money will be in the form of a CASHIER’S CHECK only..

-Title insurance is ALWAYS recommended at Buyer’s expense.

MORE INFO

The purchase of the property does NOT include a survey of any kind.
The purchaser can obtain a survey at their own expense. Any costs incurred by the buyer including- but not limited to, inspections, surveys, financing, etc. are the sole responsibility of the buyer.
Courthouse records will be used for all information on the property, such as year built, square footage, etc. The buyer is highly encouraged to verify any and all information concerning the subject property to satisfy self-prior to the sale of this property. All information gathered from the courthouse records is sole responsibility of the buyer to verify as well.
